As I tie up 2009 and look forward to the next year, I have many thoughts, expectations and anticipations! I also have some weird little fears creeping in. I guess we all need to have a little healthy dose of fear to keep us rolling though. I fear the markets and where they will go....that keeps me on my toes and helps me to avoid making stupid mistakes. I fear being able to let go of my other business....but I HAVE to if I want to remain a sane human being. I fear letting others down....that keeps me working hard to help them whenever they call on me for help and/or guidance...especially my students! I fear letting my church down in all the new responsiblities I took on to build and grow our new church in 2010...that keeps me on point with my boundaries and work hours to be sure that I prioritize my time with church, family and work! Bottom line...a little fear is good and the new year is going to spectacular! I am planning a mastermind meeting with my students for this weekend where we can really dig deep and lay out our plans for the year. I am also excited about the LIFEonaire webinars that will help us develop and fine tune our visions. That 16 week study will begin on the 12th, and we are all really looking forward to it!
Today, we are purchasing a home that is a little out of our regular price range and that makes me a little nervous. However, we are getting a super deal on it, it only needs $5k or less in rehab, and we can still sell it for $30k under FMV! I am praying that it will move as fast as we think it will. On Monday, we are selling another home that we spent $0 and about 5 minutes marketing! It's pretty awesome when those types of results occur.
We also have a major rehab that will be complete this weekend with appliances coming next week. I have 3 showings set up for it already and am planning an open house for the 10th of January. The house is absolutely gorgeous and we are really proud of the rehab. I expect it to move fast.
On another note, our first student rehab is getting completed this week as well with an open house on the 10th too. We are very excited for this and they did a great job. We have 2 potential buyers interested in it and we haven't even started officially marketing it yet! After we get all of these ends tied up, we will be going back to our other rehab that has just been sitting there gutted and get that done before the end of February. We also expect to make a great profit on that one and sell it fast.
Looks like 2010 is lining up to start with a real bang! I look forward to sharing the journey!
